Residential Energy Performance Certification

Energy Performance Certificates (EPCs) tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). They’ll tell you how costly it will be to heat and light your property, and what its carbon dioxide emissions are likely to be. An EPC also includes information on what the energy efficiency rating could be if you made the recommended improvements and highlights cost effective ways to achieve a better rating. Even if you rent your home, you could still implement some improvements noted on the EPC, such as switching to more energy efficient light bulbs.

Energy Performance Certificates (EPCs) are required when a property is built, sold or rented out in the United Kingdom.

 

An EPC rating of C or better often means a better interest rate on a new mortgage. This is typically a difference of 0.05% to 0.1%. On a £200,000 mortgage, this equates to a saving of between £100 to £200 per year. Getting an updated EPC rating can therefore save you money. If you've had a new boiler, new windows, new thermostat, loft insulation, or other similar home improvement, your EPC will likely improve.
