Landlord EPC Advice

The Domestic Minimum Energy Efficiency Standard (MEES) Regulations set a minimum energy efficiency level for domestic private rented properties. Since 1 April 2020, landlords can no longer let or continue to let properties covered by the MEES Regulations if they have an EPC rating below E (unless they have a valid exemption in place). Current government proposals are to increase the minimum EPC rating to C in 2025.

KR EPC Assessors is a sister company of a privately owned medium scale portfolio rental business. As such, and with the upcoming EPC rule change, the owners have undertaken to learn the intricacies and nuances of the EPC process, with specific attention paid the to RdSAP software and underpinning calculations. This has identified a number of ways in which an appropriate EPC grade can be achieved at minimum cost. Essentially, the regulated software and methodology does not allow the listing of all methods of improving energy efficiency if they offer too small of an increase, and does not suggest the removal (& replacement) of non energy efficient devices. These two factors can often be combined to ensure an EPC grade C can be achieved.

KR EPC Assessors work through the RdSAP / EPC software with the client. The effects of small modifications to the property inputs can then be seen in real time, thus directing a more targeted approach to achieve the necessary EPC value.

This service may be provided in a number of ways. 

1: Advice can be sought following a standard EPC assessment. This method offers the best investigatory technique for  improving EPC rating

2: Alternatively, the home owner or agent may submit details and photos of the property. These details will be entered into the EPC software in order that a base case, and base case with improvements assessment may be presented. This method is cheaper, but more labour intensive for the landlord, than the 1st method.
